The Energy Performance Certificate (EPC)

From August 1st 2007, any property with 4 or more bedrooms will require a Home Information Pack (HIP) to be commissioned before it is put up for sale. By law the HIP will have to include an Energy Performance Certificate (EPC). Over the coming months, the requirement to have and EPC will be rolled out to all residential properties, Social Housing, rented accomodation and commercial buildings.

The EPC is a document that gives an indication of a properties energy effeciency and carbon emmissions. It is given a rating similar to that of a fridge / freezer (A-G). An A rated property will be the most efficient and therefore will consume the least energy.

The EPC will also give recommendations for improving the effeciency of the property, that if followed will reduce fuel bills.

Only qualified Domestic Energy Assessors (DEA's) and licensed Home Inspectors can carry out Energy Perfomance Certificates
